The Rental Market Is Changing – And That’s Not Necessarily a Bad Thing
If you own an investment property in Noosa or Gympie, you may have noticed the rental market feels a little different to what it did a year or two ago.
Properties are still renting, tenants are still looking and demand remains healthy — but we are starting to see a more considered rental market emerge.
And from a property management perspective, we actually see that as a positive.
For several years, Queensland experienced exceptionally tight rental conditions, with very limited properties available and significant competition among tenants. While supply remains constrained across much of the state, there are signs that some local markets are beginning to find a little more balance.
The latest REIQ figures for the June 2026 quarter recorded vacancy rates of 2.2% in Noosa and 1.4% in Gympie. Importantly, both remain below the REIQ's 2.6%–3.5% range for what it considers a healthy, balanced rental market, meaning conditions are still officially classified as tight.
What are we seeing in Noosa?
Noosa continues to be a highly desirable place to live, and quality rental properties in good locations remain attractive to tenants.
What has changed is that tenants generally have a little more opportunity to compare properties than they did during the height of the rental shortage.
This means pricing, presentation and marketing matter again.
A well-presented home that is priced appropriately for its location, condition and features can still attract very good enquiry. However, simply putting a property to market at an ambitious rental figure and expecting tenants to compete for it is becoming less reliable.
For owners, this isn't bad news. It simply means having the right strategy from the beginning can make the difference between securing a great tenant quickly and experiencing unnecessary vacancy.
Noosa also remains a high-value lifestyle market, with current data continuing to show strong underlying property values and constrained housing supply.
What are we seeing in Gympie?
Gympie continues to offer a different rental market to coastal Noosa, with strong demand coming from families, local workers and people looking for greater affordability and lifestyle.
The June quarter vacancy rate increased to 1.4%, its highest level in almost a decade; however, this still sits comfortably within what the REIQ considers a tight rental market.
For landlords, that means there is still good tenant demand, but — much like Noosa — tenants are becoming increasingly conscious of value.
Properties that are clean, well maintained and realistically priced continue to stand out.
It's Not Just About Achieving the Highest Rent
One of the most important conversations we have with investment property owners is around finding the right rent, not simply the highest possible advertised rent.
An extra $20 or $30 per week can look attractive on paper, but an extended vacancy can quickly outweigh that additional income.
Equally important is securing the right tenant, maintaining the property well and protecting the owner's investment over the longer term.
Good property management is about looking at the whole picture.
A More Normal Market Requires More Active Management
During an exceptionally tight market, almost every property can attract attention.
In a more balanced market, experienced property management becomes even more valuable.

Noosa and Gympie remain two very different but highly appealing rental markets.
Noosa continues to benefit from its lifestyle, location and limited supply, while Gympie offers affordability, space, employment opportunities and a growing regional community.
The rental market isn't falling away — it is simply becoming more selective.
For property owners, this creates an opportunity to focus on the fundamentals: good presentation, sensible pricing, proactive maintenance, strong communication and experienced property management.
