We regularly get contacted about the process of transferring a management over to Laguna Real Estate. Many clients don’t realise firstly how easy it is and secondly that it can be done at any stage through a tenancy. The lease stays in place and we can take care of the whole process for you.

 

Why do landlords change property managers?

This can be due to a variety of issues such as the current Property Manager having a lack of market knowledge, expertise, and communication.

 

Will the transfer of management inconvenience my tenant?

There is a possibility that if you are wanting a Property Management change due to servicing issues then your tenant maybe desiring a change too. There will be no inconvenience imparted onto your tenant and the only change to the tenant is the change of bank account that their rent is to be paid into.  As part of our process, we will contact your tenant to welcome them to the Laguna family and to let them know step by step what is happening.

 

Do my tenants need to sign a new lease?

No, the existing lease remains in place. The only change is the Property Management Team that looks after your investment property.

 

What are the steps taken to transfer to a new agent?  

As your newly appointed Property Managers, the Laguna staff will manage all the paperwork for the landlord, making the transfer process a simple one.

 

The simple steps taken:

1.      Sign a new Management Agreement with Laguna Real Estate.

2.      Our team will contact the outgoing agency to thank them for their service so far.

3.      The outgoing agent may request a 30-day termination period, we will coordinate the date of transfer.

4.      We will work with the outgoing agent and tenants to ensure a smooth transition.

 

What documents does the old agent hand over to the new agent?

The requirements of the newly appointed property manager is to acquire certain documents from the existing property manager. This is all handled by the Laguna Team with very little disruption to the landlord.

 

The documents obtained are: 

·         All lease and bond documents

·         Applications

·         Entry report & photos taken

·         Signed Form 5 (transfer of bond)

·         Tenant ledger

·         All keys and remotes

·         Smoke, water and pool compliance

  

How long would the transfer take?

The entire process should only take a few days once you have decided to transfer your management agreement to Laguna, however, the outgoing agent may hold you to 30 days notice.
